TENT NOT PROVIDED. Sparrow Bend River Retreat is a multi-site vacation rental property with camping, RV sites and 2 homes. Positioned right on the banks of the Medina River, this property offers unbelievable landscapes and endless opportunities to explore both in and out of the water. The cliffs are a blast to explore and the water is crystal clear as its spring fed year round. Water levels fluctuate over the years but the beauty remains. Current levels as of Jan 2022 were around 33% with plenty of flow to float and paddle, though a few areas may require walking. Plenty of wide open flat soft ground to pitch a tent or string a hammock. Just a few yards from the river. Well removed from other campsites. We did our best to leave as much room between sites as possible to provide a superior degree of privacy and seclusion. We have dedicated bathroom and shower facility for your use. Its always nice to have a hot shower after a night of camping. Complete with 2 outdoor showers, 2 air conditioned restrooms, a sink, a phone charging station and an electric grill! We also have wifi across most of the property, though its weaker by the river due to distance from router..

We seek to provide a 5 star experience for each guest and a major part of that is full transparency into what you're booking. -This is dedicated space to bring your tent/camping supplies. No tent, supplies or shelter is provided. -The property has multiple campsites, rv slots and vacation rentals. Each is intentionally spaced to provide maximum privacy but be aware there may be other groups on the property during your stay. -We do everything in our power to ensure a peaceful and relaxing environment at Sparrow Bend, and it is just that 99% of the time, but there are occasionally factors outside our control such as neighbor's music or neighborhood dogs barking. -On occasion, folks along the river will play music and it can be a nuisance. If you happen to be there on one of those days, please let us know as soon as possible so we can reach out to resolve the situation as best we can. At the end of the day it is a river/lake property, as well as outside an city ordinances, so our hands are tied to a certain degree, but we will do everything in our power to resolve the issue. - We have tubes and kayaks available for rental. -There is firewood available for sale. 7$ per bundle (1 cb ft or ~5-6 medium sized pieces). Reach out for purchase instructions. Firewood is located in the center cluster or tree between the camper parking and the camper bathroom.

If its within our power to help we will. ==== RULES ==== Please take a minute to read over our listing rules at the beginning of your stay. We ask all our guests to follow these terms while staying at our property. Feel free to contact us if anything is unclear or you have any questions. We would be happy to chat with you. We have put a lot of time and effort into making this a lovely space for our guests. Please treat it with the same respect as you would your own. 😥Violation of rules may result in additional fees 💵. We're reasonable folks and want you to have a great time. However we do have to protect the experience for ALL guests on the property and violations of house rules like quiet hours (10pm-7am) can ruin another guests trip. Just be aware and courteous of other guests and we should have no problems. Conversely, if your experience is being impacted by the actions of other guests or neighbors, PLEASE call us asap so we can resolve the issue as soon as possible. ⚠️🔥ASSUMING NO BURN BAN: Please use extra caution if you choose to have a fire as conditions are primed for wildfires. Keep fires low and contained. Do not leave fire unattended and completely put put fire before leaving or heading to bed. 🚩Please monitor the Bandera Country Sheriff Facebook page. If they issue a "Red Flag Day" that means NO CAMPFIRES are allowed. We try to alert guests when there is a red flag day issued but it changes from day to day. 🪵Firewood is located in the center cluster or tree near the camper parking and the camper bathroom. 📌Do not relocate the fire pits. 🗑️BE SURE ALL TRASH IS CLEANED UP FROM SITE AND THE RIVER AREA. You will be fined by the River Authority for leaving trash down there. 🚛Please dispose of ALL trash in designated dumpster near the shop. Please leave your site better than you found it. If excessive trash and damage is left, we will have to fine you. Help us protect this natural beauty for future campers. IF DUMPSTER is FULL, please take your trash with you. This is rare but it can happen. 🚗Please do not drive on the grass or the river bed. Cars need to stay in the designated camper parking (if tent camping) or near your designated rv slot. The river authority will fine you. Please don't drive past the barricade we've set up ⚠️ Don’t drive on our neighbors property. Our property is surrounded by a fence, keep going down Lake Rd until the very end. You will see our 8ft metal fence on the right with our logo on it in blue, as well as a rock with "547" on it. 🚗Park cars in the designated camper parking area (up the hill by the firewood). 😁Please be mindful of other guest on the property. Do not go into other guest areas; including RV sites, Campsites and Houses. All guest are entitled to privacy at there reserved sites. 💤 No loud noise between 10 pm and 7 am. Our neighborhood is important to us, and most residents live here full-time. It also affects your fellow campers. 🐕‍🦺If you bring dogs, PLEASE keep them on the LEASH and PICK UP Also our neighbors dogs are vocal if they sense other dogs will bark up a storm so to keep their barking down its best to keep the dogs further from the gate / back fence. 💩Please help us keep the grounds clear for other campers by cleaning up after your dogs. If you don't have any doggy bags, there are extra in the camper bathroom cabinet. 💪No shooting of firearms on the property. ⚙️No generators allowed. 🦆Do not feed the ducks. It is bad for their health and the river water quality. 👻No guests on property other than those stated in booking. 🙈No illegal substances or activity allowed on premises. 🍾No glass allowed on property! Please only cans or plastic containers. 🍔If you use the grill, CLEAN it, COVER it, and UNPLUG it. 🎣 The fishing is amazing, however please adhere to local license laws.

We are located in the Lakehills/Pipe Creek area of Texas. Nestled in the most remote portion of the Medina River Ranch this property is right next to the 15 ac HOA park. Located: - 10 miles to the Lake Medina Park - 17 miles East of quaint and historic Bandera, Texas - 23 miles West of the vibrant Boerne, Texas - 44 miles Northwest of San Antonio - 60 miles South of Fredericksburg -116 miles Southwest of Austin, TX We have always dreamed of hosting a place for families and friends to come and enjoy nature but we would have never dreamed of finding a property as unique and beautiful as this. A lake when the water is high, a beautiful river when the waters low. All crowned by a majestic limestone bluff, complete with cave and endless room for adventures. This listing is for River Camping 1: Our property is surrounded by a metal privacy fence, on the left (not the red iron gate to the right). Once in the property there are signs (lit at night) to guide you to your campsites. You'll see a big patch of river rock straight ahead. That is the parking of the campsites. The river camping sites themselves are down towards the river. You may drive down to unload, just stay on the "rock path" and don’t drive past the barricade. Each site has a picnic table and fire pit. Please try to stay decently near those, as in, avoid spreading out across the lawn. We want to keep the view as decluttered as possible to preserve the peace and beauty of the landscape. You and your guests will have access to the camper bathroom facility, with 2 outdoor showers, 2 air conditioned restroom stalls, a sink, a phone charging station and an electric grill. >>Camp site 1 is down on the main lawn nested into the trees on the left hand side (if facing the river). Minor shade. (GROUND TENT CAMPING ONLY) >>Camp site 2 is further back up the hill a few feet and then continuing further to the left of the property (again facing the river). Fully Shaded Feel free to find the most comfortable space in that area, its a pretty large area. Just stay down near the tree line as that's the designated camper areas. (POPUP CAR CAMPERS & GROUND TENT CAMPING) >>Campsite 3 is on the right side (if facing river) of the main lawn near the taller grass. Least shade but closest to water. (GROUND TENT CAMPING ONLY) >>Campsite 4 is slightly further back up the hill but still on the right side (if facing the river). It its tucked away in the tree line, sort of near the deer stand. Most shade. (POPUP CAR CAMPERS & GROUND TENT CAMPING) Please reach out if you have any issues.

Riverfront campsite #1 was what we booked and we plan on coming back! This was hands down one of the best trips of my LIFE 🥹🙌🏻 the scenery is gorgeous and the river was perfect! We have been searching for a spot like this for 3 years and now we’ve found it! my hubby and I went to two out of the recommended restaurants nearby also & they were amazing! I also wanted to add, the attention to detail the owners did was fabulous! We forgot toilet paper & extra portable chargers and they had all the extra amenities we forgot to bring! So grateful for that! I want to gatekeep this place so bad but I just have to show it off to everyone I know at the same time, it’s just that amazing 🥳💓

We really enjoyed our two night stay! My boyfriend is not a huge outdoorsy guy, so this was great because there were flushable restrooms and showers available. For inexperienced campers and/or a very comfortable camping experience, this is the perfect location! All other guests were nice and friendly, and dogs were leashed. If you’re looking for a private space for you and your group, this is probably not ideal as the campsites are relatively close to one another. Otherwise, this is a great pick!

Plenty of parking in our property, please keep cars to the designated parking areas though so as to avoid obstructing any of the gorgeous view for other guests.
