Sparrow Bend River Retreat is a beautiful 8 acre multi-site vacation rental property with camping, RV sites and 2 vacation homes. Casa Avecita at Sparrow Bend is the quaint, rustic tinyish home perfect for a couples getaway of for a small group of close friends. With the wall to wall windows looking out over the river you will feel like your right in nature, without giving up any of your favorite comforts. With a private 300yard stretch pf the crystal-clear, spring fed MEDINA RIVER only 100 yards from your patio, your party will spend the day exploring its majestic cliffs and coves, paddling/floating the river (tubes provided for rent, no kayaks for rent yet), splashing in the shallows, playing yard games on the lawn or sunbathing on a massive bolder. Enjoy a delicious and memorable dinner in Lakehills (15min), Bandera (20min) or Boerne (25min). Or stay in and grill out on the provided propane grill and/or firepit grate. Spend you evening sharing laughs around the provided fire pit as you take in the dazzling canopy of stars. (Firewood available for sale) Casa Avecita is a 1 bedrooms and 1 baths with an high quality memory foam pullout couch (this is not your average pullout bed!) NEED MORE SPACE? Consider booking our larger accommodation Casa Topo which sleeps 12, or reach out to us about renting the entire property. The KITCHEN has everything a chef needs to create any type of dish. Unique ranch style setting with infusions of modern décor, brand new appliances, dishes, utensils, pots and pans, baking dishes, pizza stone, bowls, cooking utensils, knife block, measuring cups and spoons, glasses, Sparrow Bend coffee cups, wine glass, small appliances all from the Beautiful by Drew Barrymore collection and so much more! The DINING ROOM features bay windows looking out over the river, with seating for 4. The BATHROOM has a shower mounted Soap, Shampoo and Conditioner dispenser, as well as 4 wall hooks for towels. Blow dryer, makeup towels, makeup remover wipes and feminine products are provided for guests. We seek to provide a 5 star experience for each guest and a major part of that is full transparency into what you're booking. -The property has multiple campsites, rv slots and vacation rentals. Each is intentionally spaced to provide maximum privacy but be aware there may be other groups on the property during your stay. -We do everything in our power to ensure a peaceful and relaxing environment at Sparrow Bend, and it is just that 99% of the time, but there are occasionally factors outside our control such as neighbor's music or neighborhood dogs barking. -On occasion, folks along the river will play music and it can be a nuisance. If you happen to be there on one of those days, please let us know as soon as possible so we can reach out to resolve the situation as best we can. At the end of the day it is a river/lake property, as well as outside an city ordinances, so our hands are tied to a certain degree, but we will do everything in our power to resolve the issue. -There is firewood available for sale. 7$ per bundle (1 cb ft or ~5-6 medium sized pieces). Reach out for purchase instructions. Firewood is located in the center cluster of tree between the camper parking and the camper bathroom. -Kayak and Tube rentals are available on a first come basis. House Rules

Please take a minute to read over our house rules at the beginning of your stay. We ask all our guests to follow these terms while staying at our Air B&B. Feel free to contact us if anything is unclear or you have any questions. We would be happy to chat with you. We have put a lot of time and effort into making this a lovely space for our guests. Please treat it with the same respect as you would your own home. 😥Violation of house rules may result in additional fees 💵. We're reasonable folks and want you to have a great time. However we do have to protect the experience for ALL guests on the property and violations of house rules like quiet hours (10pm-7am) can ruin another guests trip. Just be aware and courteous of other guests and we should have no problems. Conversely, if your experience is being impacted by the actions of other guests, PLEASE call us asap so we can resolve the issue as soon as possible. -- Property Rules -- ⚫⚠️🔥ASSUMING NO BURN BAN: Please use extra caution if you choose to have a fire as conditions are primed for wildfires. Keep fires low and contained. Do not leave fire unattended and completely put put fire before leaving or heading to bed. 🚩Please monitor the Bandera Country Sheriff fb page. If they issue a "Red Flag Day" that means NO CAMPFIRES are allowed. We try to alert guests when there is a red flag day issued but it changes from day to day. 🪵Firewood is located in the center cluster or tree near the camper parking and the camper bathroom. 📌Do not relocate the fire pits. 🏎️ NO ATVS or Motorized vehicles. 🤷DO NOT USE CHARCOAL IN THE GRILL, its propane. I know.. we have to say it though.. If propane is feeling low let us know and we'll send someone out. FULLY CLEAN GRILL AFTER USE. ⚫🗑️BE SURE ALL TRASH IS CLEANED UP FROM SITE AND THE RIVER AREA. You will be fined by the River Authority for leaving trash down there. ⚫🚛Please dispose of ALL trash in designated dumpster near the shop. Please leave your site better than you found it. If excessive trash and damage is left, we will have to fine you. Help us protect this natural beauty for future campers. IF DUMPSTER is FULL, please take your trash with you. This is rare but it can happen. ⚫🚗Please do not drive on the grass or the river bed. Cars need to stay in the designated camper parking (if tent camping) or near your designated rv slot. The river authority will fine you. Please don't drive past the barricade we've set up ⚫⚠️ Don’t drive on our neighbors property. Our property is surrounded by a fence, keep going down Lake Rd until the very end. You will see our 8ft metal fence on the right with our logo on it in blue, as well as a rock with "547" on it. ⚫🚗Park cars in the designated camper parking area (up the hill by the firewood). ⚫😁Please be mindful of other guest on the property. Do not go into other guest areas; including RV sites, Campsites and Houses. All guest are entitled to privacy at there reserved sites. ⚫💤 No loud noise between 10 pm and 7 am. Our neighborhood is important to us, and most residents live here full-time. It also affects your fellow campers. ⚫🐕‍🦺If you bring dogs, PLEASE keep them on the LEASH and PICK UP Also our neighbors dogs are vocal if they sense other dogs will bark up a storm so to keep their barking down its best to keep the dogs further from the gate / back fence. ⚫💩Please help us keep the grounds clear for other campers by cleaning up after your dogs. If you don't have any doggy bags, there are extra in the camper bathroom cabinet. ⚫💪No shooting of firearms on the property. ⚫⚙️No generators allowed. ⚫🦆Do not feed the ducks. It is bad for their health and the river water quality. ⚫👻No guests on property other than those stated in booking. ⚫🙈No illegal substances or activity allowed on premises. ⚫🍾No glass allowed on property! Please only cans or plastic containers. ⚫🍔If you use the grill, CLEAN it, COVER it, and UNPLUG it. ⚫🎣 The fishing is amazing, however please adhere to local license laws. 🕚Please note that unapproved late checkouts will incur additional charges: - $50 for the first hour - $100 for the second hour - The full nightly rate for any checkout exceeding two hours past the scheduled time 💔Damages to property will be billed to the guest and reported to Airbnb... Yeah yeah, I know, very scary. We're reasonable people though, if something breaks just let us know in a timely manner. Most stuff is sturdy so treat the place with respect and we should be fine. ---House Rules--- 🍇No food or drink in the bedrooms. 🧹Please clean the kitchen after you use it. Please avoid letting food go down the drain, this can clog the septic. No food left in sink at checkout. 🪑Please do not rearrange the furniture. Do not take indoor furniture outside. 👟Muddy shoes should be left by the door and not tracked through the house. A shoe rack is available for you to use. 🚛Please dispose of trash in designated Powell bins right outside the gate. 🐕‍🦺---Pet Rules--- 2️⃣Max number of dogs allowed is 2. 🛑🛋️Pets are welcome on our property and in the house, but not on the furniture. Please keep all pets off the sofas, beds, etc. 🚿If pets choose to enjoy the river, please rinse them off before allowing them back inside. 🐶Do not leave pets unattended in the house. When going out, please put them in a kennel or bring them with. 💩Please help us keep the grounds clear for other campers by cleaning up after your dogs. If you dont have any there are extra doggy bags in the camper lodge. Please keep your dogs on leash

We are located in the Lakehills/Pipe Creek area of Texas. Nestled in the most remote portion of the Medina River Ranch this property is right next to the 15 ac HOA park. Located: - 10 miles to the Lake Medina Park - 17 miles East of quaint and historic Bandera, Texas - 23 miles West of the vibrant Boerne, Texas - 44 miles Northwest of San Antonio - 60 miles South of Fredericksburg -116 miles Southwest of Austin, TX We have always dreamed of hosting a place for families and friends to come and enjoy nature but we would have never dreamed of finding a property as unique and beautiful as this. A lake when the water is high, a beautiful river when the waters low. All crowned by a majestic limestone bluff, complete with cave and endless room for adventures. We booked this cottage for a relaxing weekend getaway, and it was absolutely perfect! The space had everything we could ask for — cozy, peaceful, and beautifully surrounded by nature. We loved that we could bring both of our dogs, and the river access was just a short walk away, which made it even better. Every detail was thoughtful and made us feel right at home. We’re already planning our next trip back — this time to stay at the larger house that fits 12! Highly recommend this hidden gem! 💫

Our stay was fantastic! We had everything we needed and some, every detail is well thought out. the river is absolutely beautiful 😍 Angela was so sweet amd responsive. she even let my 7 year old daughter and husband camp at the river front campsite one of the nights. So sweet. We look forward to coming back and bringing more family!

This is my dream kind of place…if you love the outdoors, rocks & fossils, flowing water where you and you pups can cool off, paddle around and chase balls, sleep among the oaks, enjoy campfires, grill your dinner, watch kingfishers race along the river….then this is your dream place also. Great communication with hosts, very clean and very comfortable.

This was a perfect stay-cation get away for me and my husband. The water was right in the backyard, my husband fished and caught a few bad boys, the water was clear too! The house was comfortable and had everything you could need in the kitchen. We had a great time would definitely recommend!

We had a wonderful time during our stay at Casa Avecita! Angela is a great host; very kind and responsive with any questions we had. The scenery is beautiful and our pup loved the river! Would recommend to anyone wanting to get away from the city and be one with nature.

Find us

We are nested in the Medina River Ranch community near LakeHills Texas. Our property is right on the river with private beach access. We have plenty of free parking available within our gated fence. Please keep cars to the designated parking areas though so as to avoid obstructing any of the gorgeous view for other guests.
